Bayview Technical Map Amendments
The Bayview Industrial Districts Update was adopted by the Board of
Supervisors June 2008. At that time, most of the industrially zoned
parcels in the Bayview were rezoned from M-1 (Light Industrial) or M-2
(Heavy Industrial) to either PDR-1-B (Light Industrial Buffer) or PDR-2
(Production, Distribution and Repair). (See below for additional
information about the 2008 rezoning).
While most of the industrially zoned parcels were rezoned in 2008, a
number of M-1 and M-2 parcels remain. The Planning Department is
preparing follow-up legislation that would correct technical oversights
or omissions; and rezone some of the remaining M-1 and M-2 parcels to
an appropriate residential use district or public use district, were
the old industrial zoning designation is not consistent withthe
existing and desirable land uses.
This effort is largely technical in nature. The intent is to make
technical revisions to the previous rezoning, and establish zoning
districts which better reflect the existing land uses. Approximately
420 parcels would be included in this effort.

Bayview Hunters Point: 2008 Industrial District Update

 In June 2008, the Board of Supervisors passed legislation to
establish new zoning for most of the industrial neighborhoods of
Bayview Hunters Point. These amendments are intended to retain space
for jobs in the area and to help reduce land use conflicts between
housing and industry in the neighborhood. The proposed zoning revisions
support these objectives by limiting the intrusion of residential,
large retail, and office uses into active industrial districts and by
restraining land speculation in the area. The adjusted land use
controls will also restrict heavier industrial operations from locating
near Bayview's existing residential districts. The modifications
proposed affect the zoning controls in industrial areas of Bayview
Hunters Point only - an action supported by the policies of the Bayview
Hunters Point Area Plan and analyzed in a certified Environmental
Impact Report. These Planning Code amendments provide a model for
subsequent industrial rezoning proposals elsewhere in the Eastern
Neighborhoods study area. Click on the links below for more information.
